The planning area includes a section of the Brink-Hafen industrial zone, a historically grown industrial and commercial location of great significance for Hannover. The western part of the area is exclusively used for commercial and industrial purposes. The business structure is predominantly made up of large and medium-sized companies. There are only a few alternative locations for such businesses within the city. The eastern part of the site, along Vahrenwalder Straße and Industrieweg, is mainly characterized by commercial uses, particularly in the automotive sector, and office spaces.
